Rental Agreement
The following agreement is used to finalize details of a rental between the timeshare renter and the timeshare owner. It conforms to resort policies and is designed to protect both the timeshare owner and timeshare renter from financial loss.

4. Term: The Timeshare Guest agrees to rent the Unit from the Timeshare Owner and the Timeshare Owner agrees to lease the Unit to the Timeshare Guest for the period specified below. The Timeshare Guest may use the Unit during the term without interference subject to the terms of this Lease and the rules and regulations as set forth by the Resort. No pets are allowed. 6. Cancellation. The Timeshare Guest may cancel this agreement and the right to rent the unit for the stated term by notifying the Timeshare Owner via e-mail before the date the balance of the rent is due or before forty-five days prior to the start date of the term as stated in paragraph 4 (this is the cancellation deadline as stated in paragraph 5). If the confirmed reservation is made within forty-five days of the start date of the term as stated in paragraph 4 then the Timeshare Guest may cancel this agreement within forty-eight hours of obtaining a confirmed reservation (this is the cancellation deadline as stated in paragraph 5). The Timeshare Guest shall receive a refund of all monies paid minus Fifty Dollars to cover administrative costs.
7. Subleasing. The Timeshare Guest may not sublease the Unit or assign this agreement without the Timeshare Owner's and the Resort's prior written consent. No other person shall occupy the unit other then the Timeshare Guest, the Timeshare Guest's family, and the Timeshare Guest's guests as listed in appendix A. Guests of the Timeshare Guest may only occupy the unit along with the Timeshare Guest and not alone. The Timeshare Guest assumes liability for all persons occupying the unit along with him or her. 8. Additional charges. The Timeshare Owner will pay maintenance fees and all utility charges other then the telephone charges for the designated Unit.
9. Maintenance and Condition of the Unit. The Timeshare Guest agrees to maintain the Unit in the same condition as it is at the start of the Lease term except for ordinary wear and tear. The Timeshare Guest will pay for all repairs, replacements and damages caused by the act or neglect of the Timeshare Guest, the Timeshare Guest's household members or guests. If requested at time of registration, Timeshare Guest will sign a credit card charge slip to secure payment for any such repairs, replacements or damages.
10. Liability. The Timeshare Owner is not responsible for any inconvenience, including but not limited to an inability to occupy the unit, due to interruption of services due to repairs and improvements, weather, disasters, or for any other reason beyond the Timeshare Owner's control.
11. Notices. All notices and correspondence must be sent to the addresses, e-mail addresses, and fax numbers set forth in paragraphs 1 and 2 of this agreement.
